BWA Art District is located on the north side of Beijing Huantie Art District. The district which was originally Beijing Lubricating Oil Plant covers an area of 10,000 sqm. After renovation, its building area is about 5,000 sqm. The design conducts protective renovation for the factory and through meticulous investigation for original buildings and planning layout, two renovation strategies will be adopted:
1- For temporary buildings and those in poor conditions, adopt a strategy of
tearing down and building new ones in the same place. New buildings, though
adopting modern and simple design language, will be kept at same massing with
original buildings in order to preserve original spatial form of the factory.
2- For buildings in fine conditions and those with historical significance, adopt
a strategy of preserving, repairing and adding extensions. Historical styles
and characters of original buildings will be preserved to the largest extent.
New extensions which employ a structure of shipping container are cladded with facade
panels in modern and simple style, forming a contrast between old and new.
Further
more, design and construction of BWA Art District take requirements of
developing and operation into full consideration. After renovation, the
district will be equipped with spaces of different attributes including
standard-story height space, double-story height space, container office space
and container storage space etc., which realizes flexible rental, phased
development and easy refurbishment. Meanwhile, under the premise of low risk
and low budget, this project fully explores added
value of design and creates a high-quality art district with details and
artistic atmosphere.
